With affordable housing an increasingly important issue we have a number of options available in order for your client to maximise returns and speed up the acquisition and disposal process. We can also purchase completed open market/stock units for onward disposal using our own shared purchase options.

Approved by many local authorities as an 'enabling body' Landspeed Affordable Homes Limited can either acquire land and/or completed units or act in an enabling role alongside a developer's sales team thereby assisting in ensuring any affordable provision is dealt with in accordance with the planning obligations. It may be that some existing planning consents do not allow the flexibility they should and therefore our sister consultancy The Landspeed Partnership can assist and advise in ensuring the mechanics of the consent are respected whilst the client secures best value within the constraints imposed.

Whilst we seek to deal specifically with non-grant reliant shared ownership and shared equity homes we can also work with other providers to secure social rented or sub-market rented accommodation where it is necessary to provide for this within a scheme.

We work closely with local authority housing teams in order to ensure nominations processes and procedures are followed, whilst we use our own standard application forms and prepare site specific brochures where appropriate. All applicants are financially qualified by independent financial advisors and we have formed a strategic working relationship with a non profit, non registered, housing association where such a body is required to receive freehold or long leasehold interests.

We do not and will not fight existing local planning policy, although our experience is such that in some cases the local authorities do not respect their own policies. We will always look to provide solutions that do not just respect policy but also address local need and local income levels; thereby ensuring affordability is not compromised.

Our model derives disposal values from the actual cost to the purchaser/occupier and this in turn relates specifically to the income levels within the local area. By using this method we are finding our units can be priced to reach households not just unable to afford open market values, but to those unable to afford schemes by other providers.

Established in 2001 by Ted Reddick and Gary Stirling the Company was formed in order to assist developers and landowners in fulfilling their affordable housing obligations where shared ownership and shared equity tenures were permitted or required.

With Ted's extensive development background (in land acquisition and planning) and Gary's housing association expertise, the combination of private and public sector knowledge ensures all the issues are addressed in dealing with affordable housing.
